Flashing needs to work with the roofing around it
Metal at a wall or chimney is part of a connected detail. Shingle courses shed water onto the flashing, and the wall finish or counterflashing protects its top edge. Loose metal, failed joints or an exposed fastener interrupt that path.
The repair can require lifting shingles and opening the adjoining detail. A new bead of sealant alone does not correct metal installed against the wrong layer or damaged wood underneath.

Flashing repairs at different roof details
Each location has its own way of moving water around the opening.
- Walls and chimneys
Step flashing follows the shingle courses. Counterflashing covers the upper edge. Rebuilding that relationship can expose wall or masonry damage that needs its own repair.
- Vent pipes
The collar seals around the pipe while the base is woven into the covering. A split collar and a corroded base are different failures, but both need the surrounding roof checked.
- Valleys and skylights
Concentrated runoff makes clear laps and unobstructed drainage important. Repairs need to suit the valley construction or the skylight’s actual flashing system.
What widens flashing repair scope
The exposed metal does not show the whole repair.
| Finding | Effect on the work |
|---|---|
| Workable adjoining shingles | A local detail can be opened and reconnected. |
| Damaged deck at the joint | Wood repair is needed before the flashing is restored. |
| Wall, masonry or window failure | Another trade may need to correct the surface above the roof connection. |
| Repeated patches hiding the original laps | More of the detail needs to be exposed to understand and rebuild it. |
Roof flashing FAQs
Do all flashing pieces need replacement with a new roof?
The condition, compatibility and way the flashing connects to the new assembly determine what can remain. Reusing a failed or poorly joined detail preserves the leak even beneath new shingles.
Is a leak near a chimney always a flashing issue?
No. Masonry, caps, wall finishes and other openings can also admit water. The inspection considers the likely path before selecting the repair.
