The roof concern, indoor effects and building use establish the starting inspection.
TPO is a thermoplastic single-ply membrane. Sheets are joined with heat-welded seams to form the roof’s waterproof surface, with separate details at edges, equipment curbs and penetrations.
A TPO decision starts with the building and the layers below the surface. The deck, insulation, attachment approach, drainage and rooftop use all affect the appropriate assembly. A bright white surface alone does not establish the quality or condition of the roof.

The system and condition determine the physical work.
Welded seams need compatible, clean material and proper execution. Attachment is selected for the roof system and building conditions.
The membrane needs product-compatible transitions where it turns up around equipment or meets a pipe. Later equipment changes can disturb those details.
Localized damage can be repaired when the surrounding membrane is suitable. Deterioration, contamination or wet layers underneath can move the decision toward broader work.
The decision follows the building’s actual roof, rather than the appearance of its top surface.
| Condition or question | What it means |
|---|---|
| Can the existing roof remain? | Layer count, moisture, attachment and local requirements need assessment. Gladstone’s roofing page lists one covering layer. |
| Can it be repaired? | The failed area needs workable surrounding membrane and sound underlying support. |
| What warranty applies? | The actual contractor or manufacturer sets eligibility and terms; a TPO label does not establish coverage. |
