A useful roof budget starts with the included work
That range is a starting scenario for a roof assembly, not a price based on the home’s living area. Measured roof surface, removal and the details below the shingles matter. The cost tool keeps the assumptions visible and limits its output to the supported asphalt scope.

Architectural asphalt planning budgets
October 2026 Kansas City metro planning figures for measured roof surface, with ordinary one-layer tear-off.
| Roof surface | Planning range |
|---|---|
| 1,500 sq. ft. | $6,000 to $9,000 |
| 2,000 sq. ft. | $8,000 to $12,000 |
| 2,500 sq. ft. | $10,000 to $15,000 |
| 3,500 sq. ft. | $14,000 to $21,000 |
What the planning range includes
The model uses $4 to $6 per measured roof square foot for architectural asphalt within 1,500 to 3,500 square feet.
- Removal and disposal
Ordinary removal of one shingle layer and haul-away are included. Other conditions require a project-specific allowance.
- Roofing layers
The modeled assembly includes synthetic underlayment, eave and valley protection, architectural shingles, flashing where needed and ridge venting.
- Conditions priced separately
Damaged decking, unusual access, complex details and municipal fees can change the project total. The model does not price a repair, metal roof, membrane or coating.
What changes a Gladstone roof price
Size explains only part of the cost. The roof’s condition and the amount of detail work change the scope.

Geometry and access
Steep sections, valleys, dormers and upper roofs require additional labor and protection. The tool converts footprint to surface geometrically; it does not invent a steep-roof price multiplier.
Decking and prior work
Deteriorated wood or earlier repairs can be concealed until the roof is opened. The scope needs a way to resolve that newly exposed work.
Flashing and ventilation
Wall joints, chimneys, skylights, pipe details and ventilation changes each affect what is installed.
Permits and inspections
Gladstone’s permit fee is based on valuation. It is a municipal project cost, separate from a universal square-foot roofing rate.
Scope, materials and terms belong together in the proposal.
Roof cost FAQs
Can the roof be priced from the house’s square footage?
Living area is not measured roof area. Overhangs, roof pitch, garages and multiple stories change the relationship. The calculator uses known roof surface by default and offers a geometric footprint conversion when that is the area already known.
Does insurance determine the roofing price?
The roof scope and project price describe the work. Policy coverage, deductibles and depreciation determine claim payment separately.
Can you give a repair price from this chart?
No. A repair’s access, detail work and hidden damage differ from a whole-roof installation. A local inspection helps establish that scope.
